What is it

The supply and fixing of a pitched-roof covering of large-format concrete interlocking tiles (~10 tiles/m²), laid on a breathable underlay and treated battens and fixed per BS5534, priced per m² of roof slope. Concrete interlocking tiles are the mainstream UK budget pitched-roof covering — large tiles that lock together, laying fast with few tiles per m². The rate carries three operations:

  1. Underlay — a BBA/LABC breathable membrane laid over the rafters with 150 mm laps.
  2. Battened — treated 25×50 mm BS5534 battens fixed to the tile gauge.
  3. Tiled — the interlocking tiles loaded out, set out, laid, nailed & clipped to the exposure requirement.

Roof complexity & access
A simple duo-pitch gable with easy access tiles fastest; hips, valleys, dormers and abutments add cutting waste and set-out time, and steep pitches or restricted access slow the gang. It is a key driver of the labour per m².
Tile type
Large concrete interlocking tiles (~10/m²) are the priced default and lay fastest. Small-format plain concrete or clay tiles (~60/m²) and natural slate are dearer coverings laid more slowly — priced separately. It is a key driver of both material cost and laying speed.
Location
London and the South East typically add around 20% to labour.
