Rates are UK national (non-London): central London and constrained urban sites typically run dearer — adjust the labour, plant and access lines in the build-up accordingly.

Topsoil strip & stockpile
per m² · strip to stockpile
£0.48 – £1.30 / m²
What is it

The machine strip of the topsoil / vegetable layer at 150–300 mm (150 mm nominal) — clearing a site down to a workable formation for slabs, roads, hardstandings and landscaping — with a 13–20 t tracked 360° excavator and a banksman, heaping the topsoil to an on-site stockpile for re-use, priced per m² of area stripped. This headline is a strip-to-stockpile rate — the topsoil is retained on site, not carted away. Output, the main driver, is set by the access context, in three bands:

  1. Open / large area — wide open strip, machine working fast to an adjacent stockpile.
  2. Standard — a typical site strip to a managed stockpile; the default rate.
  3. Confined — around obstructions, services or in restricted access, worked slowly.
Rate range by access context
Open / large area£0.48 – £0.61 / m²
Standard£0.65 – £0.84 / m²
Confined£1.01 – £1.30 / m²

3 key cost drivers
Access context & strip depth
Output is the main lever of the rate. An open strip clears fast to an adjacent stockpile; working confined, around services or in restricted access runs at a fraction of that output, lifting the cost per m². A deeper strip towards 300 mm moves more spoil per m², roughly halving the daily area and doubling the rate.
Ground & soil condition
Soft to firm topsoil over workable ground is the default. Wet, root-bound or stony topsoil, or a formation churned by traffic, slows the machine and drops the achievable output a class, moving the strip to a lower-output row.
Location
London and the South East typically add around 20% to labour and plant.
