What is it

The supply and hanging of a wall covering — lining paper or a finish wallpaper — to sound, prepared, sized plastered walls & ceilings, priced per m² of finished surface. The paper-hanger sizes the wall, sets out and plumbs, cuts and pastes (or pastes the wall), hangs the covering with matched seams, rolls the seams and trims top & bottom to a clean finish. A single hang of a mid-range paper to a sound wall is the mainstream UK budget line. This rate prices the WALL COVERING only — the plaster background, stripping of existing paper, cross-lining, and the emulsion & joinery-gloss decoration of the same room are separate rates. The rate carries three operations:

  1. Prep & size — check the plaster is sound and dry, make good minor defects, and size or prime-seal the wall so the covering slips and adheres evenly.
  2. Set out & hang — plumb the first drop, cut, paste (or paste-the-wall), hang each drop to plumb with matched seams and brush out the air.
  3. Roll & trim — roll the seams, trim top & bottom to a clean line and wipe down to an even, matched finish.

3 key cost drivers
Surface condition, pattern & access
A sound, sized plaster wall taking a single hang of a straight-match paper at normal working height hangs fastest. A large or free-match pattern with more matching & trim waste, hanging to ceilings or a stairwell, cross-lining the wall first as a prep layer, stripping existing paper, and high or restricted access all slow the paper-hanger and lift the rate per m². The London & South-East market runs dearer. It is the key driver of the labour per m²; region rides this note, not a dropdown.
Wall-covering spec
A mid-range printed or paste-the-wall finish paper is the default. A plain contract paper, woodchip or lining paper is cheaper; a heavy vinyl or designer paper runs dearer. It is a driver of material cost — the published band already spans it. Labour leads the m² rate, so the covering spec is a moderate lever, and there is no work-content switch here, so no calculator: the band is the answer.

London and the South East typically add around 20% to labour.
