Rates are UK national (non-London): central London and constrained urban sites typically run dearer — adjust the labour, plant and access lines in the build-up accordingly.
140mm aircrete 7.3N blockwork
per m² · supply & lay
£118 – £177 / m²
What is it
The supply and laying of a single skin of 140 mm aircrete (autoclaved aerated) blockwork of 7.3 N/mm² high-strength grade to a vertical wall, priced per m² of wall face. A high-strength thermal AAC block for load-bearing inner leaves and party walls that need both insulation and strength — the dearest block in the 140 mm family. Laid on traditional sand-cement mortar. One finish is priced:

3 key cost drivers
Wall complexity
Openings, returns, piers and reveals slow the gang and add cutting waste. It is a key driver of the rate.
Wall thickness
This rate is for a 140 mm high-strength aircrete block. A thicker, high-strength thermal block is a dearer unit and beds in more mortar than the 100 mm leaf; aircrete lays fast, so laying speed is set more by block type than weight. Thickness and strength grade are key drivers of material cost.
Location
London and the South East typically add around 20% to labour.
