What is it

The supply and fixing of a fully-adhered single-ply EPDM rubber flat-roof covering — the waterproofing membrane, its deck & contact adhesive and the perimeter trims & sundries — bonded to a prepared deck, priced per m² of flat-roof area. EPDM single-ply is the mainstream UK domestic & light-commercial flat-roof covering, the modern one-piece replacement for built-up felt. This rate prices the COVERING only — the deck, vapour-control layer and insulation (the warm-roof build-up) are separate rates. The rate carries three operations:

Bonded — a ~1.14 mm cured EPDM membrane rolled out and fully adhered to the prepared deck in a water-based deck adhesive.
Upstands & trims — upstands contact-bonded, perimeter edge/kerb trims fitted and corners detailed.
Sealed — laps, seams & details completed with cover strip/tape, primer, cleaner and lap sealant to a watertight finish.

3 key cost drivers

Roof complexity & access

A simple open flat/low-pitch roof with easy access lays fastest; many upstands, kerbs, outlets and abutments, or restricted access, add cutting, trim and detailing time. It is a key driver of the labour per m².

Covering type

Fully-adhered EPDM single-ply is the priced default. Built-up felt (3-layer), mechanically-fixed TPO/PVC single-ply and liquid GRP are different coverings at different material cost and laying speed — priced separately. It is a key driver of both material cost and output.

Location

London and the South East typically add around 20% to labour.
